Thank you for choosing to book with Twin Trails. We look forward to welcoming you. By making this booking you are entering an agreement with us. Please read our terms and conditions of booking below.

PRICES
The price of the accommodation includes the following: Electricity, linen, cleaning, hot water, central heating, breakfast, Wi Fi and Freeview.

Sorry, we do not allow pets at this property

CANCELLATION POLICY
By making your booking, our agreement is a legal contract and your deposit is non-refundable. If you need to cancel your booking please provide 48 hours notice for a full refund if paid in full minus one nights stay (deposit). If you do not provide 48 hours notice then you are still liable to pay for the booking in full, even if we have not yet received your balance. We will always endevour to firstly try to relet your room to avoid charges.
If we do succeed in re-letting the booking, you are no longer liable for the balance, and will refund it to you if you have already paid in full, we do not charge an administration fee.
We would recommend that you take out cancellation insurance to cover any costs.

NON-AVAILABILITY OF ACCOMODATION
We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would however attempt to offer you alternative accommodation. If this was not possible, or unacceptable to you, then we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.

ARRIVAL & PRE CHECK IN
Check in is 4PM on the day of arrival. We are happy to offer Pre-Check in if arranged prior to your day of arrival for added convenience. We operate a key safe and will contact you on the day of arrival with information via text or phone call.

LATE ARRIVAL PROCEDURE
Please let us know if you will be arriving later that normal so we can arrange to supply you with your key.

DEPARTURE
Please be ready to leave the accommodation by 10.00 am on the day of departure. We will provide you with an invoice if requested and arrange any outstanding payments owed on departure.

DAMAGES
Please take care when staying in our property. You are responsible and liable for any breakages or damages, which you cause, to the accommodation or its contents. All we ask is that you report any incidents as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant.

PRIVACY POLICY
We do not share any personal details with any third parties. Any communications conducted will be done by ourselves for promotions etc.

HEN & STAG PARTIES
We do not take bookings fo hen or stag parties.

SMOKING POLICY
This is a striclty no smoking establisment.
